Houston’s Largest Submarket Trends: Vacancy and Leasing Rates
In general, the closer you are to Houston’s central business district, the higher the asking rates. So, it’s no surprise that leasing office space costs more in the CBD.
For example, Houston CBD Class A office space goes for over $43 per square foot. In contrast, Class B offices lease for as little as $16 per square foot in some suburban submarkets.
Another trend is increased vacancy. Although overall, average office vacancy is up, vacancy rates vary throughout Houston.
For instance, vacancy in some suburban areas is as high as 44%. At the same time, some desirable submarkets (the CBD, The Woodlands, Greenway, The Galleria) have single-digit vacancy rates.
In particular, The Galleria goes against Houston’s largest submarket trends. Not only is it Houston’s second largest office submarket, but it also has vacancy rates below average.
On the whole, The Galleria is an ideal location for business. It also offers plenty of options for leisure activities. Because it’s one of Houston’s most desirable commercial areas, The Galleria has seen rental prices steadily rise while vacancy is falling.
Westward Expansion: Another Houston Submarket Trend
Because West Houston is one of the fastest-growing suburban areas, it’s a hotspot for relocation. On the whole, much of Houston’s recent suburban growth has been to the west, outside Houston’s Inner Loop.
Further west are areas like West Beltway 8, Katy Freeway West, and Katy Freeway East. Development along Beltway 8 has led to growth in commercial office space. In the coming years, expect more growth in Houston’s western commercial office markets.

There are more than 2.3 million people in the City of Houston and more than 6.3 million in the entire Houston metro area. On top of that, the city continues to grow. For instance, between 2018 and 2019, almost 122,000 people moved to Houston.

A growing population means a growing demand for office space. However, Houston-area office occupancy rates are unusual. In general, Houston’s office vacancy has been rising for a few years. For example, Houston office vacancy increased from 13.4% in Q4 2014 to 17.5% in Q2 2019.
In general, higher vacancy and a glut of available office space is good news for office tenants. Indeed, Houston tenants have their choice of great office spaces at competitive rates. For example, sublease space decreased by $1.23 per square foot in the past 12 months.
