Cedar Bend Commits

On May 21st, 2009, the Cedar Bend Professional Center in Northwest Austin, Texas, did what so many health care facilities are now doing when the developers announced a commitment construct a new, environmentally responsible medical facility.  The building will be located on the northeast corner of Cedar Bend Drive and MoPac (Loop 1).The center’s senior leasing agent, Sage Gortmaker, explained the initiative; “Our goal is to take advantage of the demand that will come from physicians wanting highly visible office space and to be in close proximity to the hospital. Cedar Bend is easy for patients to find and easy for doctors to get to.”The 70,000 square foot building is near St. David’s North Austin Medical Center.  Cedar Bend is intended to provide medical services to residents of Austin as well as to communities to the north and to the west of the city.Construction is expected to begin late this year.  Cedar Bend is pre-certified by the U.S. Green Building Council with a silver Leadership in Energy and Environmental Design (LEED®) rating.  The building design was created by STG Design who serves as the facility architect.  Engineering services are being provided by Consort, Inc. of Austin.Across the nation, the health care industry continues to implement sustainable strategies.  The USGBC’s newest LEED® v3 version has program certification guidelines specifically for the health care industry.  The new version details the Minimum Program Requirements (MPRs) that medical facilities need to achieve the minimum LEED® certification.The USGBC has also set forth additional operational guidelines that health care professionals like.  Not only is the facility energy efficient but also there exists a heavy emphasis on indoor air quality.  Indoor air quality is always a concern at medical buildings.Research has shown that the health care industry spends more than $8.3 billion each year on energy alone.  Austin has long been a city committed to sustainable construction and it is rewarding to see health care in Austin embrace the Leadership in Energy and Environmental Design (LEED®) program.
